Bard College Residence Halls

Bard College Residence Halls is a new masonry building in Red Hook, New York designed by KPF to expand student housing capacity at the college. The project takes a rigorous approach to thermal performance, targeting Passive House certification—a demanding energy standard that requires meticulous envelope design and construction quality.

The facade strategy centers on traditional masonry materiality paired with high-performance thermal detailing. uPVC triple-glazed windows sourced from European manufacturers provide superior thermal resistance compared to conventional aluminum-framed systems, reducing heat loss through windows—a critical control point in Passive House design. The masonry itself required specialized detailing: thermally broken brick ties and shelf angles interrupt the thermal bridge that would normally occur where masonry connects to concrete floor slabs and structural elements. This seemingly minor detailing—isolating metal connections with insulation breaks—is fundamental to achieving Passive House performance; thermal bridges can negate significant portions of a building's insulation value if not carefully managed.

The project demanded close coordination between design, construction, and quality assurance. DBI served as the owner's representative, ensuring that Bard's performance expectations were met throughout construction. KBE managed construction, overseeing the precise installation tolerances required for Passive House compliance—window installation gaps must be sealed to specific standards, masonry mortar joints must be continuous, and air-sealing throughout the envelope must be verified through blower door testing. The European window sourcing added international supply chain complexity but provided access to thermal performance specifications difficult to source domestically, reflecting a growing trend of US institutional projects specifying high-performance European window systems to meet climate-conscious design goals.
