When water starts coming through your walls, your first instinct might be to call a contractor. That's understandable. But consider calling a building envelope consultant instead—or at minimum, calling one first.

Building leaks are notoriously hard to diagnose. I've spent weeks—sometimes months—tracking down a single leak that refuses to repeat itself. It doesn't show up every time it rains. The water appears in one room but seems to come from somewhere else entirely. By the time you think you've found it, the trail has gone cold.

What makes leaks so tricky is that they often occur at transitions—where the roof meets a window, where masonry connects to the wall system, where details change.
